Small Print

At Bryanstown Annex we can assist guests with luggage, but please note that we do not have a stair lift. Please advise us if you would require help to leave the house during an emergency, or if you might have difficulty hearing the fire or carbon monoxide alarm.

There are outside lights which illuminate the front of the annex.
We ask that guests keep any valuables with them as we cannot be held responsible for any loss or damage incurred.

We cannot accommodate pets with the exception of assistance dogs.
All rooms in the house are non smoking.
Mobile phone reception is generally poor unless on Vodaphone.

Please advise us of your estimated arrival time which should normally be after 3pm. On departure day you are required to leave the property by 10am in order that preparations may be made for the next arrivals.

Off road parking is available for one car but two can be accommodated if requested.
The property is cleaned between lets so all you have to do when you arrive is to unpack and put the kettle on. There is no extra charge for cleaning unless extra, heavy cleaning is required after you leave, or you do not leave the property and it’s contents as you found them.

The property is in a rural location and you must bear in mind that people around you will often be earning their living. Country hours can run into the late evening and very early morning. Please be tolerant when it comes to sounds and smells – it’s all part of being in the country!

Cancellation Policy
Normal practice is for a £50 per visit non returnable booking fee to be paid at the time of booking. If cancellation is made more than five working days before the date of arrival, only the booking fee will be forfeited. However if cancellation is made less than five working days before the date of arrival the whole fee will become liable to retention.
